JOB DESCRIPTION: Performs a variety of preventive maintenance and repairs to HVAC and building systems and controls. Diagnoses and monitors building systems operations and recommends repairs or replacement. Performs preventive maintenance, troubleshoots, repairs and installs HVAC equipment and uses a variety of specialized equipment for these systems. Acts in a lead capacity in the absence of supervisor and carries out special projects requiring advanced skill and understanding. Provides technical advice and direction to less experienced personnel. Evaluates special projects, estimates material costs, monitors part supply, inventories, and orders as authorized. Participates in project planning, design, and fabrication of various items for county facilities. Uses a variety of testing equipment, such as volt/ohm electrical meters, ammeter, refrigerant gauges, leak detectors, psychrometers, manometers, and pneumatics. Uses refrigerant recovery machines, scales and charging systems per EPA requirements. Analyzes chemical treatment of all closed/open, hot/chilled water loops and makes adjustments as required per system, while adhering to all governmental regulations. Monitors, operates, trouble shoots and repairs building management computer software and components. References existing schematics, wiring/pneumatic diagrams, blue prints/technical manuals and researches technical references materials when necessary. Operates grinders, welders and gas cutting/soldering torches to perform metal fabrication tasks. Installations electrical wiring/piping of load and control circuits of all voltages. Calibrates pneumatics systems and operational controls. Installs and adjusts ducts and dampers of various material types. Installs and aligns pumps, motors, belts, pulleys, and sheaves. Maintains, troubleshoots, repairs, and installs electronic, pneumatic, computerized equipment and controls. Documents complete work on maintenance cards, detailing observation, action and recommendations. Use of good oral and written communication skills. May be required to perform all general building systems maintenance/repairs, and other duties as assigned, including, but not limited to, snow removal, carpentry, installing troubleshooting and repairing equipment fixtures, computer equipment, doors and locks. Use a variety of tools and equipment to perform these duties. Will be required to be on-call and report to work as needed. Performs other duties as assigned. REQUIREMENTS: Requires graduation from general or technical high school and certification from a two year vocational/technical school in H.V.A.C. One to two years general building maintenance experience with an emphasis in H.V.A.C. systems. An equivalent combination of education, training and experience will be considered. Advanced knowledge of building management computer systems. Ability to operate equipment and machinery requiring monitoring multiple conditions and making multiple, complex and rapid adjustment such as HVAC equipment, pumps, motors, a variety of controls, scales, volt/amp meter, thermometers, welders, torches, compressors, shop bench tools, humidistats, two-way radios, plumber's tools, mechanic's tools, carpenter's tools and computer terminals. Ability to act in a lead role in the absence of a supervisor, including the ability to persuade, convince and/or train others. Ability to troubleshoot mechanical and building systems. Ability to interact with government officials, other employees and the general public. Ability to communicate effectively.
